Tour and Evaluate

I walk through homes with you and give you my honest read. Not just what looks good but what the comps say, what to watch for, and whether the price makes sense.

Inspections and Escrow

It depends on the loan type. Conventional loans can go as low as 3% for first-time buyers. FHA loans require 3.5%. VA and USDA loans can be zero down if you qualify. The bigger the down payment, the lower your monthly payment and the better your rate typically is. We talk through what makes sense for your situation.
Buyer agent compensation is something we discuss openly before we start working together. Every transaction is different, and how compensation is structured can vary. What matters most is that you understand exactly what to expect upfront — no surprises. Reach out and I'll walk you through how it works.
From pre-approval to closing, most buyers are looking at 30 to 60 days once they find a home. Finding the right home can take a few weeks to a few months depending on inventory and how specific your criteria is. I set realistic expectations upfront so you're never caught off guard.
Closing costs are fees associated with finalizing the loan and transferring ownership. For buyers they typically run 2 to 4% of the purchase price and include things like escrow fees, title insurance, lender fees, and prepaid items. In some cases we can negotiate seller concessions to help cover them.
Both have real advantages. New construction gives you modern finishes, builder warranties, and sometimes incentives like closing cost help or rate buydowns. Resale homes are typically in established neighborhoods with mature landscaping and more negotiating flexibility. I help you weigh both based on your priorities and budget.
